Step into another world only minutes from downtown Savannah, Ga. The eclectic mix of residents includes old Savannaians, local entrepreneurs, movie celebrities and new transplants. The extreme south end of the Island has undergone a total restoration including expanding the beach front by pumping in sand restoring it due to erosion. This piece of paradise has positioned Tybee Island as a leading Mecca of national and international attention as a cross between south beach in Miami and the Jersey Shores. Ambiance includes palm tree lined streets, royal blue art deco street lights, and teal blue benches. Another notable attraction is the world wide port of Savannah of which Tybee serves as its port of entry. Port distribution is augmented by major railways and an International airport. This combination of local assets has catapulted the entire area as a destination for large corporations and distribution centers but keeping the feeling low key and hometown.
A public fishing pier sits on the south end of the Island offering 24 hour fishing that converts into an entertainment deck for concerts and local performances. A variety of local attractions include a summer "water festival", a Beach Bum parade and a "pirates day celebration", each drawing national attention and TV coverage. A large array of shrimping and fishing boats are available for daily hire and provide lots of fresh seafood to residents and visitors. Tybee Island and Savannah provide a relaxed setting for the most cultured visitor and investor. It has been said that Tybee is only 13 miles from Savannah and 13 miles in length. The fact that Savannah now has excellent medical facilities, including a medical school, makes the area an excellent spot for retirement.
The homes of Tybee are varied and include all price and styles. Most houses on Tybee are constructed on stilts. The south end of the island boasts many ocean front condos with unparalleled views and it is possible to walk or bike everywhere.
So, come as you are and take a look at this Island destination for your vacation site, home site or visit - you won't be disappointed. Have lunch at one of the waterfront restaurants and rub elbows with Sandra Bullock or Ben Affleck.

The historic district has been preserved but over the last 5 years numerous new subdivisions have been created outside the downtown area. Some mimic the low country style homes typical of the area. Additionally, you can also find some very upscale gated subdivisions. The average price of a home in 2008 was $189,000 and the current inventory is well balanced.
There is also a newly constructed industrial park just off I-16 which is fueling tremendous growth in this part of Effingham County. Home sales in the area have been strong—and will continue to show increases.
If you are looking for something just off the beaten path with history and space (for now) you need to visit Guyton, Georgia in Effingham County. Other towns in the county are Rincon and Springfield which are also experiencing record growth.
