For decades now, Las Vegas, NV has been famous world-wide for its massive casinos and entertainment industries that draw millions of tourists to the city. But in recent years, more and more attention has been given to Las Vegas as a place to live, buy a home, possibly raise a family. In fact, looking at past, current, and projected real estate trends, Forbes Magazine has put Las Vegas on the list of top ten most attractive cities to invest in.
The real estate market in Las Vegas has something for everyone, whether you are looking for an exhilarating urban location, or a family home far away from the city lights. Condos in Las Vegas are becoming trendier and trendier for those who need to be right where the action is. Currently, the city planners are working to redefine the core downtown and Strip areas into major urban high rise residential areas. There are over 80 high rise condominium projects in the works for the downtown strip, all of which offer high class extras such as valet and maid services, work-out centers, spas and pools. Prices range from $400,000 all the way up to the millions for the luxurious penthouse suites. For a lower priced alternative, many existing luxury apartments in Vegas have been, and are being, converted into condominiums, and these typically range in price from the mid $100s to the mid $200s.
Thousands of Las Vegas residents will tell you that there is more to their city than the Strip. Las Vegas is full of wonderful neighborhoods that offer tight-knit communities, top notch schools, maintained parks and recreation centers. There are growing master planned communities, as well as communities that suit a particular lifestyle, such as golf course, country club, and retirement communities. One example is the upscale community of Anthem, located up the slope of the Black Mountains on the southeast side of the city. Anthem contains three different neighborhoods—Anthem Coventry, Sun City Anthem, and Anthem Country Club—all of which have their own distinct atmospheres. Homes in Anthem are usually priced anywhere from $275,000 to over $6 million. In contrast, the community of Eldorado in the far northern area of the city is a more moderately priced neighborhood that attracts large families and many first time home buyers. Homes in Eldorado typically cost $200,000 to about $650,000.
The community of Summerlin on the northwest side of the city is the largest master planned community in Las Vegas and is ranked #1 for growth in all of the U.S. It could almost be considered a city in and of itself with all of its parks, biking and hiking trails, recreational facilities, shops, schools, libraries and business areas. Homes in Summerlin are broken up into various neighborhoods, and range in price from the low $300s to over $4,000,000 for the most luxurious custom homes.
