Welcome to Eugene, OR

The Eugene/Springfield market has declined but is relatively strong in comparison to National statistics. Currently our inventory supply is seven to eight months (six months is considered the normal market), but below four months in the under $300,000 price range. Year to date market time is 135 days, but again much lower for the bottom half of the market. Median sales price is $205,500, average sales price is $228,900. Pending sales year to date are -4.0%, closed sales -14.8% and listing inventory is down -18.3% as compared to 2008. Unemployment in our area is approximately 12%.

The Eugene/Springfield metropolitan area has a population of approximately 250,000 and sits at the southern tip of the Willamette Valley surrounded by lush green hills. Homes in our area are an equal mix of hillside homes to the south and flatland homes on the valley floor.

The Eugene/Springfield economy is buoyed by the University of Oregon’s 21,000 plus students and Lane Community College. Eugene is the County Government seat and has a regional Federal Courthouse and has a large presence of National Forrest Service and Bureau of Land Management employment. Eugene has a presence of small tech companies, a burgeoning wine industry and several National company call centers.

Eugene and Springfield are cities divided by the scenic Willamette River. The Willamette is bounded by a large uniquely beautiful park system including miles of pedestrian/bike paths and bridges. Eugene is proclaimed the track capital of the world and bicycles are a way of life for many.

The community is centrally located in a large recreational area with skiing and fishing in the mountains to the east just 60 miles and the beautiful Oregon Coast to the west.

Many buyers seek Eugene/Springfield because of a quality life style, culture and the ever present outdoor recreation activities.
