Nestled within the Sierra Nevada mountain range, world-renowned Lake Tahoe, (the largest alpine lake in North America) offers a lifestyle most only dream about. Within a pristine environment, year round recreational opportunities include skiing, boating, hiking, biking and so much more. The sun shines 80% of the time, the skies are a magnificent blue, the air refreshing and the first question asked among new friends is “what do you LIKE to do” rather than, “what do you do.”

Recognizing the need to protect Lake Tahoe in the face of progress, the Tahoe Regional Planning Agency was established in 1968 to oversee environmentally responsible development in the Basin. As a result, limited growth has kept the supply and demand stable and as a result, the home values have not experienced the extreme highs and lows found in other areas.

Compare home prices with other top resort areas and you’ll quickly recognize the tremendous values to be found within the South Shore. Entry level homes start in the mid $200,000’s with the median home price being under $400,000. The styles of homes range from lake front estates to quaint summer cabins. The various neighborhoods feature views of mountain ranges, water, forests or meadows. For example, the Al Tahoe neighborhood is within walking distance to Lake Tahoe beaches while Montgomery Estates is within four miles to Heavenly Mt. and adjacent to miles of endless forested trails. Country Club Estates is known for its spectacular mountain views and most homes in the Tahoe Keys have private boat docks with direct access to Lake Tahoe. Homes within the Christmas Valley area enjoy the Upper Truckee River while homes in Gardner Mt. are close to Fallen Leaf Lake and bike trails leading to numerous popular beaches.

South Lake Tahoe, with a population averaging 24,000 is located within 61 miles of Reno, Nevada, 100 miles from Sacramento and 198 miles from San Francisco. For centuries, at an altitude of 6,260 feet above sea level, the Washo Indians honored Lake Tahoe as a spiritual site and conducted sacred ceremonies on the South Shore. Once discovered by Kit Carson and John Fremont in 1844, the momentum of progress was underway. Silver was discovered, timber production multiplied, pioneers flocked and gaming was established. The 1960 Winter Olympics brought Squaw Valley to the public’s eye and Lake Tahoe became known as the skiing center of the western United States. While the allure of top-rated ski resorts, casino entertainment and the blue waters of Lake Tahoe continually draw millions of visitors annually, the area's strongest pull is the tranquility of nature and the inspirational beauty of the Lake.
